Proxy/Telephone/Bidding information
It is strongly recommended that you make every effort to attend the Auction and bid in person. However, in the event that you are unable to attend, it is possible for you to authorise the Auctioneer to bid on your behalf up to your specified limit or for you to bid by telephone or on the internet.
This facility needs to be agreed by prior arrangement. This can only be done if we have first received at our offices at least 2 working days prior to the sale the following
• a confidential proxy bidding form, telephone bidding form or internet bidding form as appropriate
• a deposit cheque or bank draft drawn on an account of the buyer at a UK clearing bank (in favour of the seller’s solicitors named in the description of the lot in this auction catalogue) or an instruction to your bank to transfer the deposit to the seller’s solicitors bank account using the Clearing House Automated Payment System (the seller’s solicitor’s bank details are contained in the Special Conditions)
• a copy of the Special Conditions prepared by the seller’s solicitor and initialled by you
• a copy of any addendum that is available relating to the property that you intend to bid for initialled by you and
• the signed memorandum of agreement (or from the inside back cover of the auction catalogue).

If your bid is not successful, the deposit cheque or bank draft will be returned to you or destroyed according to your instructions.
Specific Internet Bidding Instructions
If you are unable to attend the auction you can now bid from the comfort of your own home (or office) via your personal computer.
Visit www.propertyauctions.com and access the ‘Internet bidders’ link. Please review the Internet Bidding Terms and Conditions, and complete a separate Memorandum of Agreement (printed on the inside back cover of the auction catalogue) for each Lot in respect of which you wish to bid, together with the Internet bidding form on the link.
Send all the necessary documents and deposit monies to Martin Christopher at Cushman & Wakefield no later than 2 working days before the auction sale.
1 Upon receipt of the above by Cushman & Wakefield, you will receive an Information Email. This will include your PIN, Client Number and user information.
2 Prior to bidding on the auction day, you will need to access www.propertyauctions.com and identify yourself using your PIN and Client Number. We recommend you do this at least 10 minutes before the Lot you wish to bid on is offered.
3 When your chosen Lot is offered, be ready to bid. You will be made aware of the current bid through your screen.
If you wish to bid then click the highlighted increment on the screen. You will be informed when the bid is held with you.
4 Be assured that as long as you continue bidding, your bid will be seen by the auctioneer, although the auctioneer may be also taking bids from other sources. This is normal auction practice.
5 If you are the successful bidder you will be notified on your screen and all the usual auction house Notices, General, Extra and Special Conditions of Sale and any Addendum shall apply to your successful bid.
6 If you are not the successful bidder you will need to cancel your instructions to your bankers for any bank transfer of the deposit.
